I spent 3 days last week visiting all the new construction around Lewisville/Flower Mound. Since we have a housing shortage of pre-owned homes I felt it necessary to sharpen my skills in other areas. There are several sub-divisions that are almost built out already. For instance, Highpoint Oaks on the Lewisville/Coppell border. The builders are M/I and Artisan. They build a beautiful property from $300,000 and up. Also, down in the southern Lewisville are is Hills of Vista Ridge. The builder in there is Pulte. Their price range is $305,000 and up. In the heart of Lewisville off of Main street is Crescent Estates. The builder is Megatel. They offer a price range of $309,000 and up. Across Summit is a new community that is Fireside Village. Their price range start at $250,000 and up. This community will be an age restricted community. This means at least one person in the household has to be 55. From my conversation with their rep they have 33 lots and 200+ people on the waiting list. What does this tell me!! People in the 55+ catagory are wanting to downsize and the price range starting at $250,000 is right where they would like to be. There are 2 other 55+ communities going in Flower Mound. One is The Legends and it is off of Dixon behind Target. This gated community starts at $395,000. They currently have 8 spec homes ready for move in. The other 55+ community is at 3040 and Old Orchard. They have just started building. Their price ranges will be similar to The Legend community. So as you can see I learned a ton about New Construction in our area and we have a need for 55+ communities in the $250,000 range.
